My SNO LLC is a small Englewood company with one job: watch a piece of the public record on a schedule, and tell you when it changes.
Why a records watch exists
Public records move slowly and nobody announces themselves. A filing appears against a name on a Tuesday. A parcel changes status in a monthly batch. A business entity goes delinquent and the index is updated weeks later. If you are not looking on the right day, you simply miss it.
My SNO LLC takes over the looking. You tell us what to watch: a name, a parcel, a business entity or a court index. We search it on a schedule, notify you when something new appears, and obtain copies from the custodian on your behalf. The exact query is recorded every time, so a watch can be checked, not just trusted.
We are not a law firm and we do not interpret what a record means. We report what the index shows, when it appeared and where it came from, and we hand you the document when you want the document.

How we work
- Written scope first. Identifiers, sources, frequency and match conditions are agreed before a search runs.
- Logged queries. The exact search performed each cycle is recorded, so the watch is auditable.
- Honest alerts. A notification shows what changed, when it appeared and which index it came from. When nothing changed, the log says that too.
- One archive. Every result and every alert is kept in one place, not scattered across your inbox.
Where we watch
Colorado first: the county and state indexes along the Front Range and beyond. Watches in other states are taken on when the custodian publishes an index we can search on a schedule.
